Many buyers hold more than Bitcoin and stablecoins. If your holdings are in XRP, Stellar (XLM), Hedera (HBAR) or Internet Computer (ICP), you can still fund a Panama property purchase. It works through coordinated conversion, not direct payment to the developer. This draft explains how that works on the projects we represent and what you need to prepare.

The short answer

  • XRP, XLM, HBAR and ICP are accepted as funding and converted to USD for closing. You pay in the coin, it is converted through regulated partners with full KYC/AML, and the purchase closes and is registered in US dollars.
  • No developer we represent accepts these four coins directly.
  • Only Mercan projects (Pullman Hotel & Casino and Albor at SantaMaría) are marked "Developer accepts crypto", and only for BTC, ETH, USDT and USDC, through a trust account [3]. Coordinated conversion of XRP, XLM, HBAR and ICP is not available on Mercan projects.
  • For Empresas Bern and GLP projects, purchases are coordinated by Crypto Realtor Panama. This is where XRP, XLM, HBAR and ICP can be used.

How coordinated conversion works

  1. Consultation and quote. We confirm the project, the price in USD and the coin you hold, then get a conversion quote.
  2. KYC and source of funds. You complete identity checks with the regulated partner and show how you acquired the coins. Panama's AML law, Law 23 of 2015, makes banks, lawyers and real estate businesses verify clients and the origin of funds [1].
  3. Conversion. The coins are sold for US dollars at the agreed rate.
  4. Payment in USD. The dollars go to the developer or into escrow under the purchase agreement. Your lawyer checks every transfer.
  5. Closing and registration. The deed is signed and the title is registered in your name (or your company's) in dollars, like any other sale. See the Bitcoin guide for the full closing process.

The records you will need

Expect the regulated partner, the bank and your lawyer to ask for:

  • Passport and proof of address.
  • Statements from the exchange where you bought or hold the coins.
  • Wallet addresses and the transaction history from purchase to today, including transfers between your own wallets.
  • Evidence of where the money used to buy the coins came from (salary, business income, earlier sales).
  • For staking or ecosystem rewards, records showing how they were earned.

Pricing, timing and volatility

Properties are priced in US dollars. The number of coins you need depends on the rate at the moment of conversion. Our calculator shows live XRP, XLM, HBAR and ICP estimates from the same CoinGecko feed as the other coins [4], but it is only an estimate. Exchange or OTC costs, closing costs and taxes are extra. For pre-construction payment plans, ask whether to convert each instalment when it falls due or to convert early and hold USD or stablecoins to reduce price risk. Selling crypto may be taxable in your home country, so speak to a tax adviser before converting large amounts.

If you also want residency

Panama's residency programs care about where the money came from and how it entered Panama. The 2026 Qualified Investor decree, for example, requires your own, traceable funds of foreign origin, evidenced by international transfer records, and excludes gifts [2]. If residency is part of your plan, involve an immigration lawyer before you convert. See Qualified Investor residency, step by step and Friendly Nations for Canadians.

Frequently asked questions

Can I pay a Panama developer directly in XRP, XLM, HBAR or ICP?

Not on the projects we list. XRP, XLM, HBAR and ICP are accepted only through coordinated conversion: you pay in the coin, it is converted to US dollars through regulated partners with full KYC/AML, and the developer receives USD. No developer we represent accepts these coins directly.

Can I use ICP or XRP for a Mercan project such as Pullman or Albor?

No. Mercan projects accept only BTC, ETH, USDT and USDC, through a trust structure. Coordinated conversion of XRP, XLM, HBAR and ICP is available on the BERN and GLP projects.

Will I pay more if I use ICP or HBAR?

The property price is set in US dollars. The number of coins you need depends on the market rate when you convert, and exchange or OTC costs apply. Ask for a quote before you commit, and consider converting part of the amount early to reduce price risk.
