Best Panama City Neighborhoods for Crypto Investors (2026 Guide)
A buyer's tour of Panama City's main neighborhoods for investors: Casco Viejo, Punta Paitilla, Punta Pacífica, Avenida Balboa, Costa del Este, Obarrio and Panama Pacífico, and what to check in each.

Contents
Panama City packs a lot into a small area: a colonial old town, a skyline of glass towers on the bay, planned suburbs and a former US base turned special economic zone. Each suits different investors. Here's a qualitative tour to help you shortlist areas before you look at specific buildings. We don't quote prices or yields here, because those change by building and by month. Ask us for current comparables.
How to choose a neighborhood
Start with your goal:
- Lifestyle: walkability, views, restaurants, proximity to the waterfront.
- Long-term rental: demand from professionals and families, and access to offices and schools.
- Short-term rental: whether the building's rules (and local rules) allow it.
- Residency: under Executive Decree No. 17 of 8 September 2026 (in force 16 September 2026), new first-sale property and resale property have different Qualified Investor minimums (see our residency guide).
Casco Viejo (Casco Antiguo)
The historic district on a small peninsula at the foot of Ancón Hill is Panama City's most distinctive address. Casco Antiguo was inscribed on UNESCO's World Heritage List in 1997, and the listing was extended in 2003 to include the Archaeological Site of Panamá Viejo (UNESCO). UNESCO's current listing for Panama groups these sites within "The Colonial Transisthmian Route of Panamá" (2025).
Appeal: restored colonial buildings, plazas, rooftop bars and boutique hotels, plus a strong sense of place. Watch: heritage protections mean renovation and alteration rules are stricter than elsewhere. Building quality varies widely between fully restored and older stock, and street noise and parking can be issues. Get a building inspection and check the HOA's finances.
Punta Paitilla and Punta Pacífica
Two neighboring points on the bay with many high-rise residential towers. Paitilla is the more established of the two. Punta Pacífica developed later and is generally associated with newer, amenity-rich towers. Both offer ocean views and access to the coastal road.
Appeal: views, full-service buildings and an established expat presence. Watch: older towers may have higher maintenance needs. Check HOA fees, reserve funds and any planned special assessments. Traffic at peak times can be heavy.
Avenida Balboa and Bella Vista
Avenida Balboa runs along the bay next to the Cinta Costera waterfront park, with towers facing the water. Bella Vista and the streets behind it mix older buildings, restaurants and offices.
Appeal: central location, waterfront promenade and walkability by Panama City standards. Watch: unit quality and building age vary a lot. Compare the HOA, parking and noise between towers.
Costa del Este
A planned district east of the center, reached by the Corredor Sur. It's known for modern towers, corporate offices, family-oriented amenities and a more suburban feel.
Appeal: newer construction, planned streets and green areas, and popularity with families and corporate tenants. Watch: it's car-oriented and further from the old town and nightlife. Like any coastal, low-lying area, ask about drainage and flood history for specific streets and buildings.
Obarrio, Marbella and San Francisco
These central neighborhoods sit near the banking district and many offices, restaurants and shops. San Francisco and Coco del Mar include more low-rise residential streets alongside towers.
Appeal: proximity to business, a broad tenant pool and lots of dining. Watch: congestion. Construction density means views can change when new towers go up next door.
Panama Pacífico
West of the Canal, on the former Howard Air Force Base, Panama Pacífico is a master-planned community with a special economic area regime for businesses. It combines housing, offices, logistics and schools.
Appeal: a planned, quieter environment and a community feel, with access toward the western beaches. Watch: it depends on the bridge crossings over the Canal for city access. Commute times matter if you work downtown.

Neighborhood-agnostic due diligence
- Title search, liens and encumbrances at the Public Registry.
- HOA (PH) regulations: rental rules, pets, renovations, fees and arrears.
- Building condition, elevators, generators, water tanks and parking titles.
- For new builds, permits, the developer's track record and the escrow or guarantee structure (see pre-construction guide).
- For crypto buyers, a source-of-funds file ready before you sign (see KYC guide).
Make the most of a scouting trip
Panama City can feel very different at 8 a.m. on a Tuesday than at 9 p.m. on a Saturday. If you can, visit your shortlisted areas at both times. Drive the commute you'd actually make, walk to the nearest supermarket, and stand on the balcony of a unit you like during rush hour. A few practical habits help:
- Ask the doorman. Building staff often know more about water pressure, elevator outages and noisy neighbors than any brochure.
- Read the PH rules before the viewing, not after. If short-term rentals are banned, an Airbnb business plan is over before it starts.
- Look up, not just out. Check which empty lots around a tower might get built on and block the view you're paying for.
- Bundle your paperwork. Use the trip to meet your lawyer and, if relevant, the bank that will receive your converted funds, so you aren't doing it all remotely later.
We plan viewing days around these checks so you see the right buildings, not just the most heavily marketed ones.

Frequently asked questions
Which Panama City neighborhood is best for rental income?
It depends on the tenant you're targeting and the building's rules. Central business areas and family-oriented districts such as Costa del Este attract long-term tenants, while short-term rental potential depends heavily on each building's HOA rules.
Can foreigners buy in Casco Viejo?
Yes. Foreigners can generally own property in Panama City, including Casco Viejo. Heritage rules affect renovations, so get legal and technical advice before buying a building to restore.
Are prices in this article current?
We deliberately don't quote prices. Ask us for up-to-date comparables for any building or neighborhood.
